Greek Revival in Tourist Town (Taylors Falls) $160000 3bd

Renovation project 75% complete. All of the dirty work is done! New foundation, new roof, new windows, new siding on %50 of house. The other %50 is origional and salvage wood siding. New sewer line from house to street. Newly completed one bedroom apartment area with new kitchen cabinets and custom built-ins including island and breakfast bar. The house has hardwood floors through-out the main level, but the sun-room and bedroom have carpet. The bedroom has a vaulted ceiling, ceiling fan, and is painted a very passive blue. The porch is open to the front room to create one big room. The front half main level, second level, and loft in master bedroom are all newly framed and ready for wiring, insulation, drywall, etc. The master bedroom is framed for a vaulted ceiling . The framing on the front wall in the un-finished area is new 2x6 with a triple 12" micro-lam header between the porch and front room. The side walls and the back wall have the existing rough-cut 2x4 framing plus new 2x4 walls built right next to them to create a thick, straight, plumb wall. The bedroom on the first floor is framed like this and insulated to the hilt and it is very easy to heat, cool and is quiet. The house needs a new heating system. There are seven cast iron radiators from the origional system that can be re-used. It has a new class A pipe chimney and Fischer wood stove and another years worth of firewood. The house needs plumbing, wiring, basement floor poured, insulation, drywall, and finishing in the front half and second floor. The lot is beautiful! This property is bordered by creeks on the North and East sides. The two street sides have Lombardi Poplars bordering the entire property. I top these every year so they bush out on the bottoms and create a privacy hedge. This house is just up the hill from downtown Taylors Falls. I get nothing but compliments about this house and the first thing anyone says about the finished area is "Wow!" This is finished with oak trim and a pine beaded plank ceiling. This house needs to be finished to your liking and is a good project for the right people. This is an ideal property for a B&B, vacation rental, and could easily be finished as a duplex. Like I said, all the dirty work is done. 651-208-6364
